Could you tell me how many lots were listed in CBME Unit C from January 1 2007 to October 15, 2008?
How many sold and for what price?
If sold what did it have: Elec, Phone, Gas, Water, Sewer etc.?
How long on the market before selling or taken off market?
If you know of anyone that feel like I do that the Assessment of Value for property taxes is to high and would like to take this matter up with the Assessor’s office. Please give me their name address and phone number.

Year to date there has been eight properties in the Cedar Breaks Mountain Estates subdivision listed in 2008. Of those eight, none have sold. There have been zero sales in that area this year.
Only eight properties have sold in all of Brian Head. Two are building lots in subdivisions.
1) $75,000 lot had all utilities in the Woodbridge Subdivision…on the market for 45 days.
2) $45,000 lot had only power and phone. It is on Aspen Dr…on the market for 103 days.
There has been many people protesting property values in Brian Head. The Assessor’s office has had a difficult time keeping up with the rising and falling markets. Each year they take a “snap shot” of the market in January. Your assessed values are based on those numbers.
If you remember right, in 2004-2006 property values were souring through the roof. 2007 was a year where property values stayed high. Owners weren’t going to think about dropping price. 2008 has brought those people desperate to sell out of the woodwork. Very few properties have sold. Few property owners have been willing to drop prices in order to sell but those that have sold have lowered your comparable property values.
Remember when disputing your assessed value that the assessor’s office will look at the first of the year. Come this January, get the comparable information you need as this will be a huge assessment time period.
You are not alone in this cause. Many others are on you side…

Could you send me the information on the properties that sold in the pass year. This will show the value of my property, what someone would pay for it on the open market. I could use that information when I talk to the Tax Commission about the value of my property.
