I’m working with a guy that wants your cabin. The problem is that he has many needs that I’ve got to let him tell you what he wants. If you think your cabin fits this discription, please call me at 435-590-7106.
Here it is:
I am ready to buy immediately if I see something I like. These are my desires.
- Real Log Cabin – but a fake one done right may be ok. I am sure you know what I mean.
- Minimum 1,000 SF – but again, something really nice but a little less SF may work.
I can make offers up to 200k. So an asking price of 240-250k would be ok.
- Heavily treed with tall pines or aspens…no pinion (short) pines. I will say that I have seen a couple of homes right at the treeline, overlooking a large meadow or valley that would work.
- Elevation – Probably above 6,000 – I LIKE SNOW.
- Year Round Access is mandatory – Bank of America will not loan anymore unless it is year round.
- I don’t want a home 100 feet from the next cabin – nothing worse than sitting on the deck and looking at another cabin.
- CCRs will probably be a player as I don’t want to see some ugly old trailer or RV next door…NO MOBILE HOMES either please. I see plenty of that when I visit my family back in Alabama. This may limit us to some place like Color Country. But then you may find a nice subdivision without the CCRs.
- Real woodstove is mandatory. This is the whole reason I am doing this.
- Located, no further North than Cedar City / Brian Head area.
- Partnership - A 50% partnership would be great if you find someone willing to do so on a cabin up to 500,000.00. Here are some selling points. I plan to use the cabin 2-3 times a year. I personally, have built a log cabin myself (and have been the General Contractor on 2 other homes) and am very good with tools and keeping a cabin in top condition. My credit score is 800 and my debt ratio is 7.5% and have never missed a payment or written a bad check in my life. I am a retired Colonel from the Air Force with no children to tear the place up.
EXTRA CREDIT:
- I will want to ATV from the cabin. If you can find a place where you can ATV to a store or village in a reasonable amount of time, that would be so cool. I see so many ads that say “you can ATV to Duck Creek Village” – well, they don’t tell you that it takes 2 hours to get there.
- The bigger the ‘open floorplan’ the better. I do not care if there are ANY interior walls except for the bathroom. So lofts are fine with me.
- The newer the better, especially when it comes to log cabins…I have been looking at the MLS for about a month and have not seen but 2 homes that are more than 15 years old that still look good. Can’t have any junk.
