I love the weather at times like these, you know that snow season is just around the corner, and you cant do anything about it. Just bring it on.
I’ve been loving it so far here in the mountains of Brian Head, and glad to see that there is going to be some great changes in the future. So many new developments and many great plans for others. I just think that it will only be for the best for the town of Brian Head, and the people that live here full time. I totally think that Brian Head as a town needs to get on the ball again and plan events,activties, and other things to help put Brian Head on the map. I personally have thought of sponsoring a Mtn bike race this next season. Anything and everything will help put Brian Head on the map. Well that is my two cents. Rob

Good point. As a full-time resident, you have an opportunity to help move the town forward. We should talk more about sponsoring a race…great idea.
One thing to remember is that Brian Head is already on the map but our mark is small compared to what it could be. Look at all the people who already own property and the values haven’t exactly been dropping. The resort is making huge strides (see Brian Head Resort Announces Expansion) and we have a lot more growth potential as these new developments sell. Perhaps the “silverbacks” on the mountain have a sour taste in their mouths from past years and don’t want to get too hopeful.
There are more full-time residences moving off the mountain. Why? Is it the quiet lifestyle too quiet? Do locals need more interaction with other people? Will the growth be enough to get more fun and night life in Brian Head? Perhaps it is new blood that the town needs. Most of the full timers have been here for twenty years.

we discovered Brian Head a few years ago seeing that we have a house in vegas and wanted to go ski somewhere not too far away. We are in the process of purchasing on of the brian head lofts and hope to close in november just in time for the snow. Does everyone agree that brian head is going to be the new place to be or will it stay pretty low key?

Jeff: You weren’t alone in your discovery. Brian Head is beautiful. More and more people are hearing of Brian Head’s amenities. Sometimes I think it takes more than just hearing about it but actually seeing and visiting. A weekend visit turns into a regular get-a-way spot and eventually to ownership. With the interconnect going in, the resort will be doing heavy marketing, which will attract a lot of people here. Just remember it is a resort town and as the resort grows so will the popularity of Brian Head.

Jeff, Brian Head is a great place to discover! Everytime I drive up the beautiful Parowan Canyon and get to Brian Head I am thrilled to be here (even if it is snowing). I love the small town atmosphere but want to see good growth here. I believe that the Resort is on the right track with more commercial and a skier village that will attract many more people. I don’t think we will ever be a Park City with their amenities but I think we will have more activity on the mountain than we have had.

Scott–What is you opinion on the Sojourn project that is now being sold in Brian Head. It is the first Fractional styled project in the area that I know of. What do you think? Is it in a good location? Pricing? Is it better to wait for newer projects or purchase now?

Sojourn is a great project. Anyone looking for a luxury living project to be a part of, Sojourn is a very good choice. They are fully furnished with some of the best finished out there. Interior feature include: steam showers, saunas, flat panel TV in bedrooms and living room, jetted tubs, concierge service, etc. It’s a gated community with Ski in/out access. Take a look at their features…quite impressive.
The most important thing you have to consider is your annual use. Fractionals are set up specifically for those who want ownership, who don’t visit the mountain very much and who might have a tighter budget than the next guy.
The location is one of the best if you are looking for the ski in/out property. Unlike previous years, the interconnect bridge will be completed so you have access to the entire mountain not just Navajo.
I won’t dispute the price of these fractional units. Most people have a hard time with fractional pricing because they try to value them the same as full ownership. You can’t do that. It may also cause you to miss out on a great buy and opportunity.
But because people will still try to calculate dollars here is what you’re looking at with Sojourn. They are sold at 1/8 shares which means Sojourn’s least expensive unit is $119,000. Multiply that by 8 and you get $952,000 for a 2 bedroom 1914 square foot unit. If these were not sold as fractional one would pay close to $500 per square foot. For Brian Head, that is a lot of money.
However, fractionals need to be evaluated differently. You typically get much more amenities and features with a fractionals. Other comparables with two bedroom two bath are 1158 square foot units are available for $357,500 with no ski in/out access like Sojourn, but they offer full ownership. That’s approximately $300 per square foot. Which is typical for the new projects.
You’re paying 66% more money for full ownership for a unit almost half the size. If you visit Brian Head 5-6 times a year, then you get more for your money at Sojourn. So, what do I think about the price? Depends on your needs.
DON’T GET CAUGHT UP TRYING TO EVALUATE THE DEVELOPERS RETURN. Evaluate your use, your needs and your experience.
This market is a great time to buy. If you are buying a Sojourn unit, then I don’t see the rush. They will start building next year and I don’t think they have plans to raise prices. You are up against availability and selection. I know they are selling very well and are looking forward to this ski season. You can also reserve units if time is what you need. Fractional ownership is becoming very popular so I expect Sojourn to have a great winter as they prepare to move full speed into construction next year and will have a very nice product by next year’s ski season.

This is a good description and analysis of the project overall, except that we need to keep in mind that the MAI appraisal that was done a few months ago shows the comparable value of these homes at 320.00/ft (unfurnished), which if sold on a full ownership basis, would be around 612,000.00, not the 952,000.00 The appraiser also uses the fractional industry multiplier of 1.75 to arrive at the +-500.00/ft. on a fractional basis. Many similar projects in Colorado, Idaho, Norhtern Utah, Hawaii, Cabo, etc.etc. have multiplers at around 2.0 and annual owner fees 2.5 to 3 times what Sojourn will be. It is correct, the location is hard to beat, and we are excited to make this one of the premier communities in the Brian Head area. Also true that the best way to hold the price and secure an early ownership #, is to do a fully refundable reservation agreement and deposit. Rob and I can help with any additonal questions as well. We are considering selling 35-40% of these residences on a full ownership basis, and should have pricing within the next couple months.

I could not access the Brian Head Real Estate blog link so I am posting here. In a recent mailing from you there is a testimonial form R Truesdell regarding a CMA that you did for their property. Was the property they sold already listed with you when you did the CMA for them? If not is there a charge associated with your office to do a CMA on Brian Head property ( Timbercrest subdivison )?
